Office Fitouts - Office Fitout, Partitions & Interior Fit Outs
There is no doubt about it – office fitouts are always an exciting
time. From the initial ideas and sketches, planning, choosing colours
and new furniture, right down to the smell of fresh paint, brand new
carpets and the latest modern fittings.
Regardless of the size of the overall project it will involve a range
of qualified architects, designers and engineers, working together
to create an area that is practical, functional and appealing.
With usually more than 30 different trades involved, each with their
own specialised tasks and priorities, even the most basic of fit outs
can turn into a mad fiasco if not managed effectively.
If you are familiar with the building industry and particularly
skilled at project supervision, you may be able to manage the procedure.
However if in doubt, you will save money, time and a lot of hassles
if you allow an experienced third party such as Office Shop Renovations to manage the
office refurbishment project for you.
From our extensive experience we have discovered that the same
questions come up time and time again from those who are new to supervising
the various types of office fitouts.
One of the most frequently asked questions about office and showroom
fitouts is, “How can I save money on commercial office fitouts?"
There are a number of things you can do to save money on office
fit outs. Firstly, make sure that you review your layout or
design with all others in the office. This generally reduces the chances
of any major variations being required further into the project.
Such variations can bring about many challenges – along with being
quite an expensive task. Some builders will not allow major variations
once the project has commenced. Where major changes are permitted,
there will be extra paperwork and approvals required before the variation
may be implemented.
It is important to allow as much time as possible for the construction
schedule. This will help to provide for any delays that can inevitably
occur and ensure that there is sufficient time to order all necessary
supplies. Having to order supplies with a priority delivery time will
usually cost extra.
Make sure you agree on a regular payment scheme and stick to it.
In doing so you can avoid penalty or late fees as well as ensuring
that the project is not held up unnecessarily.
Another way to help reduce the overall cost of your office fitout
is to make project decision-making a high priority. Often, every day
you delay making a decision will add to the time it will take to complete
your project
It is also highly beneficial for you to nominate one person as
the central point of contact. This will ensure everyone involved on
the project knows exactly who to contact and how to contact them,
preventing an awful lot of time wastage and frustration. Making sure
that you keep all site meeting appointments will also help to avoid
unnecessary delays and keep the project moving along.
Another of the most commonly asked questions is, “Do we
need approvals to carry out a new office or shop fit out?”
Office renovations’ plans need to be approved by the landlord or
body corporate and private certifiers and, depending on the size,
possibly fire services too. On average a 500m2 office design fit out
will involve over 30 different trades. A range of services such as
mechanical, hydraulic, electrical and the construction of walls may
also be required.
Approvals include submission of plans and the payment of necessary
fees. This can be daunting for those who aren’t familiar with the
process, but at OSR, we can manage all of this for you.
Many people who are considering any form of office commercial fitouts
also ask, “Can we make changes whilst the office construction
work is being carried out?”
This is the big difference between Office Shop Renovations and our competitors. We
understand that some ideas look better on paper than in reality, therefore
we accept changes. However it is a QBSA requirement that all variations
be submitted in writing and that any change in estimate is signed
off before the change is implemented.
Whether you are considering renovations from small office fitouts, office partitions, furniture fit outs, office kitchen fitout
or major renovations, we would like to help you to make sure the process
runs as smoothly as possible.
