Shop & Office Renovations / Alterations
As you look through the before and after
shots you'll see a marked difference in appearance and function ability,
which will naturally have positive effect on staff morale. This type of work is
typical of what Office Shop Renovations is contracted to do. Normally this type of work is end
user driven— architect and designers don't get involved. Alteration and renovation work is a
specialized field and we have listed some standard Q & A below.
Q - Do we need approvals to carry out renovations in our
office?
A - In all cases you will need to notify your landlord or body
corporate of your intentions. Depending on their policies you may need to get
3rd party approvals. If your renovations include major modifications to
services like fire, mechanical, hydraulic and the construction of walls you
will need to get 3rd party approvals. Approvals include submission of plans
and payment of fees. OSR can manage this for you.
Q -
Can our staff still work at the office whilst renovations take place?
A - Depending on the type of renovation as there are WPH&S
issues, noise and dust considerations. OSR is astutely aware of your costs in
both renovation expense and your downtime should the office alteration not be
handled correctly. Obviously there
will be some compromises to your normal daily office routine. Below are some
of our procedures which we adopt:
- If items of work disrupt
staff I.e. Demolition, excessive
noise or dust, this will be done outside of work hours
- Enamel painting will be done
of site or after hours
- Signage is placed to advise
staff of changing conditions
- All our staff are fully
advised of WPH&S procedures and will discuss this with you
- We use vacuum sanders to
minimize dust
- Floor protection is used on
all our projects and the site is relentlessly kept clean
- Will we have had prior
discussions with you on where to store tools and materials on site
- You will be kept up to date
on a daily basis on progress
- Our staff are trained to
listen to your concerns and have authority to make necessary adjustments
Q - Can we make changes whilst the work is
being carried out?
A - This is the big difference between OSR
and our competitors. We understand that some ideas look better on paper than
in reality. It is for this reason we accept changes, however it is a QBSA
requirement that all changes (variation) be in writing and any change in
estimate is signed off before the change be implemented.
Standard procedure is:
1. Client usually has ideas or visions of what they want.
2. OSR refines ideas into a proposal with designs/ layouts and
colour schemes.

work)
3. Program or schedule is issued on how the work is to be carried
out.
