Make good of a tenancy is where internal walls, floor coverings
etc... are removed and dumped making way for a new
design and layout of offices. This usually takes place when a tenant has vacated
and relocated to new premises due to expansion / reduction / merger or lease
expiry.
Standard lease arrangements include clauses which state that the tenancy
needs to be reinstated as found. This issue is sometimes overlooked by the
vacating tenant and therefore has not been budgeted for in the relocation.
However on some occasions the existing fitout may
be of benefit to an incoming tenant and some arrangement can be made.
Standard make good consists of:

power points and phone lines other than main point

than standard layout
- Removal of supplementary air
conditioning and hydraulic services

system
- Modification of fire
services to standard layout

- Repaint inter tenancy and
perimeter walls
